DESIGN SERVICES

PHASE I - PLANNING

Review project scope, preliminary plans and documents, or existing conditions to ensure that owner, operator, and brand requirements are incorporated into the design and coordinated with the Architect and all member of the project team.  Planning tasks normally include development of project schedule, preliminary FF&E budgets, outlining of functional and design criteria, meeting with owner and team, survey of the market area, and review the competitive set.  

PHASE II - CONCEPT DESIGN

Develop preliminary floor plans, elevations and sections utilizing the Architect’s CADD documentation.  Through planning criteria create a color palette and design style.  Prepare interior sketches that identify and establish the design direction.  Upon team consensus of design direction, complete balance of selections and prepare cost estimates for finishes and furnishings in coordination with procurement team.  Present color boards and plans to client and team members.

PHASE III - DESIGN DEVELOPMENT

Develop final set of Interior Design drawings including, floor plans, coded furnishings layouts, elevations, sections, millwork concepts, casework details, interior construction details, and finish schedule.  Coordinate with Architect to ensure that relevant elements of the Interior Design are incorporated into the architectural documents, including input on reflected ceilings, lighting, and electrical plans.  Prepare FF&E specifications for inclusion in bid documentation.  Present finalized design to client for review and implement any revisions.  Submit design specifications, detail books and ID plans/schedules to client for implementation.  

PHASE IV - MANAGEMENT

Provide coordination and negotiation in project bidding, value engineering, and FF&E purchasing.  Interface with vendors and manufacturers.  Assist owner in review of bids.  Participate in pre-construction site meeting with client, architect and contractor to review project design & construction documents.  Conduct periodic site visits to ensure design is in compliance with Interior Design documents.  Review shop drawings of millwork, casework, custom furnishings, and custom lighting to verify compliance with specifications, project requirements, and design intent.  Subsequent to project completion conduct final inspection and develop punch list.  Locally source, purchase, and place interior accessories.
